We’ve got a lot of good news to share this week. We have a brand-new Secretary, a yard sale this Saturday, and a community board meeting coming up in June. Grab a coffee and read on.
Events
Community Yard Sale, Saturday, May 30
Signs are going up around the neighborhood today (May 26), so keep an eye out. Our spring Community Yard Sale is happening Saturday, May 30. We’re keeping things flexible this year, with no set start or end time. Set up in your driveway whenever you’re ready and pack up when you’re done.
A few quick notes:
- We’re cross-posting on local yard-sale sites and social media to bring in shoppers from outside the neighborhood.
- Signs will be posted at the main road, the community core, and at each street corner.
- No sign-up needed. If you want to participate, just put your stuff out.
If you’ve been waiting for an excuse to clear out the garage, this is it.
Save the Date: Community Board Meeting, Tuesday, June 16
Our next quarterly Community Board Meeting is coming up on Tuesday, June 16. This is your chance to:
- Hear directly from the Board on what’s been happening
- Share your thoughts on upcoming events
- Weigh in on the future of our community

Welcome to our new Secretary
We’re thrilled to share that Leigh Anne W. was unanimously voted in as the new Secretary of the Gartelmill HOA at our recent board meeting. Leigh Anne lives over on Old Mill Road and brings a fresh perspective and energy to the role.
She’ll be helping us keep meeting minutes, communicate updates, and make sure the community always knows what the Board is up to. Welcome to the team, Leigh Anne!
Friendly Reminders
A quick note on dues
Annual dues are $75 per lot, due January 1 each year. A $15 late fee is added to any account not paid by March 1.
In the interest of full transparency, here’s where we stand on dues across our 87-lot community:
- 5 households are behind on this year’s dues
- 1 household is two years behind
- 3 households are three or more years behind
If you’ve fallen behind, even by a year, please reach out. We’re more than happy to work with you. Third notices for delinquent accounts will go out June 1.

A note about our shared community space
Our community open space is one of the things that makes Gartelmill special, and keeping it welcoming (and safe) for everyone takes a little teamwork.
If you have personal items stored in the community space (things like trailers, smokers, equipment, or other belongings), we’re asking that you please move them back onto your own property.
Beyond keeping the space tidy, this is really about safety. Items left in the common area can become a hazard, especially for kids playing in the space or neighbors walking through. If someone were to get hurt because of personal property left out there, it puts both the owner of the item and the HOA in a tough spot. That’s something we’d all rather avoid.
We know life gets busy and sometimes things end up parked somewhere temporarily and just stay there. No hard feelings, and no need to explain. Just please take care of it.
A heads-up on what happens if items are left: If the Board has to arrange removal of personal items from the community space, the cost of that removal will be billed to the owner. We really don’t want it to come to that. It’s expensive for you, awkward for us, and avoidable.
So here’s our ask: if you have something out there, just shoot us an email. We’re happy to give you time, work around your schedule, or talk through any concerns. A quick conversation goes a long way.
